It all started with a bet.
When my young son inherited half of his great grandfather’s historic inn, I decided to move us both to the place where I grew up.
Notice I said half of the Inn. The other half now belonged to Levi Miller, the famous quarterback who had other ideas about what we should do with the property.
We won’t mention that I accidentally injured him during our first meeting, causing him to get eight stitches.
You could say we got off on the wrong foot.
We bickered a lot as we both moved into the property while we figured things out.
He wanted to unload the rundown place which, admittedly, needed a lot of work.
I wanted to restore The Palm Inn to its original beauty and re-open it as a bed and breakfast.
We couldn’t agree on anything. So Levi made me a proposal. One he thought I would surely lose. If I could sell out the place by the time he had to leave for training at the end of summer, he would back off and let me run it.
But in the weeks that followed, we got more than we bargained for while we were living under the same roof.
Levi and I got closer, and before I knew it, my nightly fantasies about the brawny Adonis became a reality. Not to mention, he was so great with my son.
We were in over our heads in more ways than one.
Because not only was he the last man on Earth I should be falling for because of our deal, but Levi was also my ex’s older brother.
Presley and her young son are moving back to her hometown and have inherited part of The Palm Inn. She wants to fix it up and make a life for her and her son away from the hustle and bustle of New York. She is smart, hardworking, and determined to get her small-town dreams back.
Unfortunately, the person who owns the other half is her ex's brother who also happens to be a NFL superstar. Levi just wants to do the minimum and sell it and go on with his professional career. He is initially angry and antagonistic towards her based on untruths spread by his brother. But he begins to settle down as he spends more time with her and his nephew.
Both of these two are stubborn and are on opposite ends of the argument initially. A couple of bets, some changing opinions, a bit of jealousy, a few setbacks, and unexpected attraction complicate things. That does not even take into account the whole being his brother's ex thing.
Will they find a way to navigate all the things coming at them and deal with not only their physical attraction but also the feelings that they are too afraid to deal with?
This is a funny, sweet, sexy, humorous, angsty, football player and brother's ex, not-supposed-to-happen, small-town romance. These two have oodles of sexual tension and a fun rapport once they learn the appreciate the other. But their lives are full of complications and situations requiring secrets and causing guilt. Sometimes I got so frustrated with everything going on and really felt bad for them because they are truly good people who deserve happiness but hate hurting other people. Her son is adorable and their firecracker inn guest kept me laughing. I had mixed feelings about a couple of other characters and they made me want to smack them at times.
I was not sure how it was all going to come out in the end. They definitely had some challenges. But there are a couple surprises and I loved the epilogue.

Presley’s young son inherits half of his great-grandfather’s historic inn, causing the single mom to return to her hometown with the hopes of restoring and running the inn. She doesn’t count on resistance from the other owner of the inn: her ex’s brother and famous quarterback, Levi Miller. Levi isn't on the same page. He wants to sell the inn and use the profits on a much more reliable, passive investment. From the moment they are both in the inn, they butt heads and argue at every turn. A bet has her working even harder to prove to Levi that she can make something of the inn.
These two characters were a lot of fun to get to know individually. Presley is independent, devoted, caring, and loyal. She is misunderstood in the Miller family, but works hard to prove herself. Levi is a stand-up guy, focused on his football career and his family. He hasn’t always been the best uncle (as evidenced by Alex’s nickname for him early-on), but when given the chance he is willing to work to correct his mistakes. Together they were a great balance, even as Levi battled feeling like he was betraying his brother as things developed between them.
I loved the inn’s full-time resident, Fern. Her meddling, nosiness had me grinning anytime she entered a scene. There were several other side characters that I loved watching, particularly any scene that had Levi and his nephew together.
This story has elements of forbidden romance, enemies to lovers, and rom-com, as well as so much building tension between the characters. The drama of how off-limits each should be to the other drives a lot of the tension between them as they try to keep their developing relationship hidden from their family. Hilarity ensues as Presley does her best to rebuild the inn, settle her son into a new town, and juggle a new relationship.
