A sexy, swoony falling-for-the-neighbor standalone romance from #1 New York Times bestselling author Lauren Blakely!

Just my luck - my new next door neighbor is a unicorn.
Yep, the British hottie is clearly a mythical man because - get this - he's a sexy, witty, charming, big-hearted single dad.
Who, wait for it, wants to find Mrs. Right and get hitched.
He’s a once-in-a-blue-moon kind of man, and it’s a darn shame I’m not on the market. If I were, his accent alone would melt me. Add in the fact that he's a veterinarian, and my animal-loving heart would be flip flopping.
But my heart's on the mend. I'm a single parent like him, and raising my teenage daughter is my top priority. Plus, falling for a guy who shares your property line is a line you shouldn’t cross.
Still, I'm an outgoing gal, so I do the neighborly thing and offer to be his dating insider.
Surely, I can help this small town’s most eligible bachelor ever navigate his way through all the fantastic single ladies eager to make his acquaintance.
What could possibly go wrong in helping the dream guy next door find his one true love?
So I set him up on one date, two dates, three dates -- and I’m about to find out exactly how dangerous my offer is.

Duck Falls is a small town with a strong female population. So when a new man is slated to move to town it is big news. The ladies are already lining up for a chance.

January is a divorced, single mom, and carpenter. Everyone keeps asking her about the new guy moving in next door, but she does not care. She is not planning on getting in another relationship and likes being independent and focusing on her business.

But when the new guy appears, it gets a bit more difficult to resist. Handsome, charming, single dad, vet, and a British accent. And Liam's just as witty and sarcastic as she is. They banter easily and find they like each other's company.

Sure he is hot, but she is determined to resist. And he is totally into her, but knows cavorting with a new neighbor could be trouble. There are also plenty of willing ladies ready to fling themselves at the new man in town.

Liam and January both have plans for their futures that seem to conflict. So no matter how great they think the other one is, they know they should just be friends...

Well, let's see how long that lasts...

I really enjoyed January and Liam together. Liam is just such a good guy and really is looking to settle down and find happiness in his hometown. And January is enjoying spreading her wings and being empowered to follow her own dreams. They have such a spark and great rapport and droll humor. They have a lot of common interests and are both devoted, single parents. But Liam seems to have some specific things he needs out of a relationship and January seems relationship averse.

How dangerous is it to lust after thy neighbor if neither wants to fall in love?

I loved the relationships of Liam and his son, Ethan, and January and her daughter, Wednesday. With the addition of Liam's family and the nosy townspeople, it gave this book a real sweet hometown feeling. But it is also fun, flirty, sexy, and heartwarming. I really enjoyed visiting Duck Falls.

This is a fun, small town romance between two people who have very different ideas of what their futures will look like.

January is a divorcee who has decided she is not interested in marrying again. As a carpenter, she spends her days in a male-dominated field and between that and her first marriage, feels like she doesn’t need a man in her life to complete it.

Liam is new in town and the subject of the local gossip mill -- the singles market in Duck Falls is lacking quality males. He is looking to find a partner and expand his family - he didn’t get to be a part of his son’s early childhood and wants to experience everything he feels like he missed the first time around. Relying on his neighbor for insider information on his upcoming dates seems like a great idea, until he finds himself more interested in the neighbor than in the women he is dating.

These two were fun to watch as they navigated first their friendship, and then the attraction that developed between them. I loved the influence their teenage and pre-teen children exerted in their dating games, as well as the banter that came easy to them. They may have had different goals in mind, which made them initially discount the other as a partner, but I loved the journey as they decided which of their long term goals were important, and which were bendable.
